Abacus Property's Diversified Income Fund II aims to provide investors with reliable income and potential for capital growth with capital protection. The Fund has a minimum total return of 9% pa indexed to CPI each year, underwritten by Abacus Property Group. The fund is underpinned by a diversified portfolio of 25 commercial properties located in New South Wales, Queensland, Victoria and Tasmania. The Fund guarantees that regardless of the changes in the asset values of the underlying property portfolio, investors will receive at least a return of capital at the end of the investment term, in addition to the minimum distributions^ - underwritten by Abacus Property Group.
Key Features:
- Distribution yeild of 9% pa commencing 1 January 2011, with CPI indexation from 1 July 2011.
- 100% tax deferred distributions estimated on distributions in FY2011 and FY2012 .
- No annual management fees until investors have received a minimum 10% capital gain on their original investment.
- Capital protection - investors will receive at least their return of capital.
- Defined exit strategy.
The Diversified Income Fund II was awarded the 2010 Best New Investment Product at the Rainmaker 2010 Marketing Excellence Awards.
Exit Strategy
The manager proposes that the fund will have an approximate 7 year term and begin the process of selling the fund or fund’s assets from 30 June 2016 to provide investors with liquidity. The proceeds will repay any Fund liabilities and the remainder to be paid to investors.
The fund manager
The fund is managed by Abacus Funds Management Limited, a member of Abacus Property Group. Abacus Property Group is part of the S&P / ASX 200 A-REIT index with over 13 years experience managing property funds.
