Centuria has received unprecedented demand for 8 Central Ave Fund No 2 and has closed the offer period fully subscribed. 

 

The Centuria 8 Central Avenue Fund No 2 is a single asset, fixed term fund which will acquire a 50% long-term sub-leasehold interest in 8 Central Avenue, Australian Technology Park.

The Fund offers Investors an attractive Weighted Average Lease Expiry (WALE) of 11.0 years (by income) via major tenants such as Seven West Media Ltd, the NSW State Government and Global Television.

8 Central Avenue is an institutional grade office building only ~2.5km from the Sydney CBD. Fund No 2 is acquiring a 50% interest in the property. The remaining 50% interest in the Property has been held by another Centuria managed unlisted fund (Fund No 1) since December 2013. The Fund terms have been aligned to end at the same time, thereby providing the flexibility to sell the entire 100% of the Property.

Strong investor demand expected

Centuria’s previous offering at 2 Wentworth Street Parramatta closed two weeks early due to strong investor demand. Centuria has received overwhelming levels of interest in the Fund during the pre-launch phase. Applications in the fund will be accepted on a first-come first-served basis and may be subject to scaling. The Fund will close once it is fully subscribed.
