The objective of the Charter Hall Umbrella Fund is to provide retail investors the opportunity to gain access to the returns and management skill provided by the Charter Hall Group, within a diversified portfolio comprising unlisted and listed property investments. Traditionally Charter Hall property funds have been available only to wholesale investors with a minimum of $10 million in investment capital.
Unlisted Property Funds (strategic asset allocation 70%)
The Umbrella Fund’s unlisted property allocation will be diversified across Charter Hall unlisted property funds, including investments in the Charter Hall Core Plus Industrial, Retail and Office Funds, the Charter Hall Opportunity Fund No.5 and the Charter Hall Diversified Property Fund. The Investment Strategy also provides for an allocation to externally managed unlisted property funds, with the Charter Hall Umbrella Fund initially investing in the Australand Wholesale Property Fund No 6.
Listed Property Trusts (strategic asset allocation 30%)
The Charter Hall Umbrella Fund will invest in LPTs and real estate securities through a mandate with UBS which will actively manage the Fund’s investment allocation to LPTs. UBS will manage the portfolio with a focus on maximising income yield with a bias towards higher quality, high yield LPTs. Performance benchmarks have been established for the portfolio against which UBS will be assessed over the medium to long term.
The Offer is fully underwritten by NAB, and as a special offer, investors in the Charter Hall Umbrella Fund will receive 3.0% additional units in the Fund at no extra cost. This is in addition to the 2.4% cash rebate available for investing through 2020 DIRECTINVEST.
