Who is Cromwell?

Cromwell Property Securities Limited is the responsible entity of the Cromwell Property Fund (CPF) and is a member of the ASX-listed Cromwell Group. The Group is an Australian property trust and fund manager with a track record for developing high quality, high yielding investment products. They have in excess of $1.6 billion in assets under management and successfully service the property requirements of over 240 tenants throughout Australia.

The Cromwell Property Fund offers:

The Cromwell Property Fund (CPF) is an open-ended, unlisted property fund which aims to deliver stable, tax deferred2, monthly distributions sourced from a diverse and growing portfolio of quality property assets. The fund invests in quality property assets utilising gearing and minimising risk through diversification.

The acquisition strategy for the CPF will be consistent with Cromwell's philosophy of acquiring properties that produce a stable income and have the potential for a capital upside.

Research:

The CPF has received a pleasing Recommended (Upper End) from Lonsec who highlighted:
•    Internal property management team builds long term relationship with tenants.
•    Cromwell achieved averaged total returns since inception of 18.6% pa for nine other syndicates.
The report concluded, "The CPF is one of the few unlisted property funds that can deliver both a pure property yield and give investors an exposure to relatively low risk value-add opportunities."*
