The Orchard Childcare Property Fund* provides a broad geographic exposure to 189 primarily purpose-built, childcare facilities in Australia. The portfolio of properties is generally leased on long term arrangements directly to, or guaranteed by, reputable childcare operators to provide regular income with some capital growth potential.
In terms of strategic approach, the Fund has allied itself with ABC Learning Centres Limited, the world's largest childcare service provider, to ensure reputable operators are involved in the Fund's properties. Orchard Funds seeks to negotiate long leases in order to provide consistent and reliable income levels over time. The Fund will also be considering the acquisition of childcare facilities located overseas.
This is a promising market opportunity for investors, as Australia continues to see high demand for childcare services aided by bipartisan political support and federal childcare reforms to promote the wellbeing of Australian families.
As at 31 March 2008, the Orchard Childcare Property Fund manages a total asset value of $274 million. The Fund also invests in the ASX listed Australian Education Trust, which is the largest owner of childcare centre property in Australia.
