The Residential Property Trust of Australia is a growth-focused trust aiming for long term gains by investing in established residential property assets selected for their capital growth potential. The responsible entity of the Trust is Fortuna Funds Management Limited, a boutique fund manager - part owned by St George Bank's Ascalon Capital Managers Limited - that specialises in residential property investment.
Fortuna Funds Management seeks to invest in different geographic markets throughout Australia with a view to maximising diversity and returns for unit holders. Properties held are typically located in inner suburban areas (within 5 to 8 kilometres of some of Australia's capital city central business districts) as well as in inner city and beachside suburbs which have historically shown high levels of demand and limited supply based on geographic factors. Other key factors assessed include scarcity, planned infrastructure, planned redevelopment and socio-economic trends. Due to land value the Trust invests mainly in houses, but may also hold some apartments.
The investment model for the Residential Property Trust of Australia comprises of four key principles:
